The first steps in the process are an internal review of the development bylaw requirements that apply to your property, and the existing site conditions. As needed, your land or existing home conditions are input into 3D software to aid the conceptual design.
After a thorough analysis of your requirements and vision, Nick will sketch conceptual layouts, and exterior perspectives. 3D massing may be developed to perform a sun and shadow study, and review the beginning form of your home.
Once the design of your home has been refined through continual consultation and revisions to the design package, work begins on producing a detailed set of black line drawings. Development permit approval (as required) may now be applied for at this time. Window and door schedules, and exterior finish materials are chosen at this stage, and are part of the permit review.
While awaiting D.P. approvals, a design package for the interior details of your home is progressed. Interior room plans are now finalized, and work begins on interior design drawings. Consultation can begin on selecting the entire range of interior finish materials and colours.
Upon indication of approval of the development permit, drawings are advanced to building permit application. Throughout construction, coordination with your contractor is carried out to ensure that your design is adhered to, and a high level of quality is maintained. Nick Flood brings over 10 years of experience ranging from architectural technology, and interior design to custom residential home design. Upon completion of Architectural Technology education Nick joined an architecture firm to gain valuable design and technical experience in commercial, multi-residential, and institutional projects. After relocating to Calgary in 2003 the focus over the next 6 years was on learning the ins and outs of custom home and residential interior design from the best in the industry.
In 2009 he established Nick Flood Design to bring his own unique design methodology to the forefront. Nick works to produce warm comfortable environments and smart spaces without pretension. By combining functionality and aesthetic into each element, his homes are more than just a place to live.
